When you are trying to figure out how much you can afford there is more to think about than just the mortgage payment. There are maintenance costs, taxes, and home owner fees. All of that must be included in the amount that you work out for what you can afford each month. If you do not take that into consideration when you are figuring out what you can afford you will end up over your head when you move in and have to start making mortgage payments.
Most first time home buyers tend to be too picky about many things. One thing you must realize as a first time home buyer is that you most likely will not stay in that home forever. Not only that many things can be fixed up once you purchase the home. You can often get a home that needs a little work for a much cheaper price leaving you with more money to fix it up the way you want. If you fix it up as opposed to buying one that is already done you will save money and have the home customized the way that you want it.
Not getting the home inspected is the next mistake that many first time home buyers make. This is incredibly important. You need to have the home inspected so that you know what shape it is in and what to expect. You want to know if there is a problem with the home before you move in.
Another mistake many first time home buyers make is not hiring a real estate agent. They feel that they can do it on their own to save on the costs of having a real estate agent. This is not a good idea though; they know what they are doing and are able to get you the best deal possible. Do not skip out on hiring a real estate agent, they will also be able to answer any questions that you may have.
There are many things that a first time home buyer needs to take into consideration when they are looking to buy their first home. There are many things they need to avoid though so that they do not make any mistakes. Be careful and take your time and you most likely will not make any of these mistakes.
